How We Use Selling Points to Sell Your Home*
Much like the MLS, our own database of properties for sale includes all of the usual attributes, including photos, type, size, location, etc. But most importantly, each property also shows its own Selling Points. A numerical rating for each point is given, including the average rating.
Our listed properties have a minimum average rating of "5" (average compared to other properties in the area), and at least one Selling Point of "8" or above. Very few properties will be perfect in every respect (a "Perfect 10"), but the result is still an elite compared to most others for sale.
We promote our listed homes & land on all of the search engines (almost 90% of all buyers first search the Internet for properties before they even call a broker or owner). When buyers visit our website, they will be able to use our unique selection criteria to find what they're looking for, including Selling Points. For example, privacy may be very important to a buyer. He or she can select this Selling Point to search on, pulling up all properties in a given price range and location that have high privacy ratings. Alternatively, a buyer may also need a home that has good curb appeal. They might then search on properties that show at least an "8" on both privacy and aesthetics.
Getting your property into our Selling Points database does require a written listing, which is no different than what would be required for the MLS. But we do offer more flexible options that can fit your situation:
a full service Exclusive Brokerage addendum, which allows the seller to sell on his or her own as a "for sale by owner" (FSBO) for no commission if he or she finds their buyer first with no assistance from any broker. If we or another broker find the buyer first and the sale successfully closes, a small commission would be payable.
a limited service Open Listing addendum, where the seller is free to sell on his/her own as a FSBO, and also enter into any other listing arrangement with any other broker. There is a small commission under this plan only if we are the one to find your buyer.
If you want to be in the MLS at the same time, we can also arrange that with one of our affiliate MLS brokers, as long as you are willing to pay the appropriate commission should one of the MLS brokers find your buyer first.
