BROKER's OPINION

What I Learned in School Today 

 

Every year at this time, the Colorado Real Estate Commission forces me to attend a Continuing Education course popularly called "the Update."  Its quite mandatory, unless I don't want to keep my license.  So I grudgingly go, usually ending up being glad I did.

 

I got to commisserate with my fellow brokers (most of whom I didn't know), exchange business cards, and this time actually get some free pizza!

 

This year's 4-hour course on items of current interest covered the Warranty of Habitability, Brokerage Disclosure to Tenant, 1031 Qualified Intermediaries, Conservation Easements, Short Sales, the Colorado Foreclosure Protection Act, plus other miscellaneous and sundry topics.

 

What was of most interest to me I will now pass on to you:  it was about short sales, where an owner's mortgage balance is greater than the property's market value, and a sale for less than the amout owed is negotiated not only with the buyer, but with the seller's lender...

 The Jason Shedd ALL STARS

 

Jason Shedd, the sports editor for the Windsor Beacon, is a big fan of disc golf.  I met with him a few months ago about the proposal for a new disc golf course in Windsor.  Kicking off the project, with his help I contacted Wade Willis, the Manager of Parks & Open Space. Shortly thereafter, Shawn Aschliman joined our group.

 

Unfortunately, Jason has recently been diagnosed with brain cancer.  A Jason Shedd All Stars fundraising account has been opened at the Bank of Colorado (1041 Main St.) to help cover his family and medical expenses.  We urge our readers to stop by the bank and contribute whatever they can.
